Apartment parking rules template.

Fill in your guest pass limits, how many strikes a resident gets and how long a suspension lasts. The rules below rewrite themselves as you type. Copy them into your lease addendum or resident handbook.

Parking violation warning notice

When a rule is broken, fill in the car and which time this is. The notice picks the step from the strikes above: a warning, a citation, a suspension or a tow warning.

Rules only work if you can check them

“Guests need a pass” means nothing if nobody can tell whose car is in the guest space. With XP Flex, every guest pass is tied to a plate and an end time, plate check tells you in a second whether a car belongs, and a resident can report a car with a photo. Each report lands on the resident's record on the same steps as rule 6. Want to know what parking complaints cost you today? Try the lot leak calculator.

Questions

Is this template legal advice?
No. Towing, notice and signage rules differ by state and city. Have your lawyer or your local apartment association check the rules before residents sign them.
Where do the default numbers come from?
They are what XP Flex starts a new apartment location with: guest passes up to 72 hours, 3 guests per unit, and 3 strikes in 180 days before a 30-day suspension. Change any of them.
Why count strikes over a window of days?
So one bad week two years ago doesn't follow a resident forever. A strike drops off once it is older than the window.
Can XP Flex enforce these rules for me?
Flex keeps the record: guest passes tied to a plate and an end time, reports with a photo and plate, and each resident's warnings, citations and suspensions on the same steps as this template. Flex does not tow; your towing company does.
What should a parking violation warning notice say?
The plate, where and when the car was parked, which rule it broke, which time this is, and what happens next. Give the resident a way to dispute it. The notice above fills all of that in from your own strike steps.
What does XP Flex cost?
